Tbilisi Heights is a unique mixed use and integrated development aimed at bringing a new level of executive lifestyle to Georgia and making Georgia an international tourist destination. The project involves the creation of a self sufficient, gated and integrated community providing complete commercial, residential, communal and entertainment facilities. The project is located on the northern mountains overlooking Tbilisi and 25 minutes from the old part of the city, taking the winding mountain road up to 1200 metres above sea level. The project extends over 180 hectares which currently consists primarily of open plain grazing ranges and a smaller percentage of pine forestry.

The project intends to include a wide variety of developments positioning the course as the core of the development and connecting all project components. Those developments are:

  1. 5 star deluxe hotel made up of 350 rooms, 2 presidential suites, 5 one bedroom executive suites, a 500 person conference facility, 1000 people flexible banquet hall and a 2000 people congress center. The hotel shall also include 4 tennis courts (2 covered, 2 uncovered), indoor swimming pool with retractable ceiling to be opened in the summer, SPA and health center, 3 restaurants, 1 night club, lounge and cigar bar. The hotel shall also include all essential parking facilities, staff accommodation, kitchen facilities and other affiliated facilities.
  2. 50 super deluxe villas. (2-3 floors, 800 sq m).
  3. 100 deluxe villas(2-3 floors, 500 sq m).
  4. 100 semi detached villas (2 floors, 300 sq m).
  5. 10-12 high rise condo buildings (G+10) with a provision of another 10 buildings to be developed in the future or for sale as land.
  6. Traditional sports facilities including a horse riding club and falconry.
  7. 5000 sq m garden for medicinal herbs and organic fruit and vegetable production with a small center for alternative medicine and organic byproducts.
  8. 1000 children international school with boarding facilities for 500 children.
  9. Utilities facility including water tanks and pumping stations, sewage treatment plant and lift station, irrigation tank and fire fighting pumping stations, electrical substations, telecommunication tower station and stationery.
  10. Amenity center including facilities for fire station, police station, ambulance station, out patient polyclinic with emergency faculty.

The project will be one of its kind not only in Georgia, but in the whole Caucasus region providing residents with a unique lifestyle of unparalleled luxury.  It will raise the standards of the real estate industry in Georgia and strengthen Georgia’s brand value in the tourism sector. A project of such a large scale will also create the much needed employment opportunities in Tbilisi both directly to meet the project’s labor requirements and indirectly through the promotion of tourism and ancillary services in the city.

Tourism and real estate are two of the most promising sectors in Georgia today, as sincere government efforts have helped attract significant foreign investment in the country and spurred a new age in its development. Georgia was one of the most popular tourist destinations during the Soviet era, attracting the most prominent officials of Communist party.  There are still quite a few hotels and rest houses which exist from that era. However, many of them have become redundant while some have been revamped by private organizations.
